Types of Home Additions

When expanding your home, it’s important to weigh the pros and cons of each home addition option and how well it’s suited for your specific home expansion goals. The best option for expanding the kitchen is likely not the best option for adding an additional bedroom.

Bump out

In construction, a bump out, or micro addition, is a home addition that will add square footage but not enough to add multiple rooms like most home additions. It can be an addition of a couple feet from the original wall, or it can be far out enough to create one single room.

Bump outs are great for expanding the size of a current room like a kitchen, living room, or master bedroom. They can also be great for adding a single purpose room on the ground level such as a home office.

Bump outs are best added to the ground floor of a home since there’s less limitations, but they can still be done on the second floor. Second floor bump outs either have to be smaller expansions of extending a currently existing room, or need to have a support system for bigger expansions.

Bump outs are typically cheaper than larger home additions, but still more expensive than sunrooms of the same square footage.

Conventional home addition

Conventional home additions are bigger additions than bump outs, where they typically add more than one room, and are accessible from more than one pre-existing room. 

Conventional home additions are best used for adding multiple larger rooms, either to expand the living area and make room for new activities, or for in-law apartments since there’s space for the necessary kitchen and bathroom. 

Expanding the ground floor is the most cost effective form of a conventional home addition, but they can also be done by building on top of current floors as well. Whether or not this is possible will depend on your home’s ability to support an additional story, as well as the building codes and permit requirements in your area.

This expansion will most likely require foundation work, wiring, HVAC service, and maybe even plumbing, making this the most expensive form of home expansion per square foot, but well worth the money in terms of use and as a long term monetary home investment.

Garage addition/conversion

If you wish to add usable square footage for adding a living room or dining room, and don’t mind losing your garage, a conversion is a great option if you don’t want to, or can’t expand your home outwards. 

If you don’t have a garage and would like to add one, it’s a smart option because it gives you access to a wide open space for handy activities or storage of vehicles and other belongings.

A garage conversion is a great option over bump outs and conventional home additions because it’s far cheaper to renovate the existing structure to make it habitable than it is to build an entirely new structure.

Adding a garage will add plenty of space to your home and is cheaper than other home addition options. The value is well worth it when you consider the use you can get out of either a new garage or conversion, as well as the increase in home value through square footage of the conversion, or the addition of a garage to a home.

Keep in mind that unfinished garages do not count towards a home’s calculated square footage, but will still raise the value of the home.

Sunroom addition

Sunrooms are great additions that typically don’t take up much space but can add loads of usability and a bit of value to your home.

Many activities such as eating, reading, browsing on your phone or laptop, or entertaining guests can be made much more enjoyable in a sunroom by letting some of the outdoors inside. Getting more sunlight and opening the windows to hear the sounds of nature while doing any of these activities will brighten your mood and make you happy you made this home addition. 

Sunrooms are far cheaper than a conventional home addition since they don’t require any plumbing, HVAC, and have optional wiring. They also can use pre-fabricated materials to cut costs, but you also have the option of using the same materials as the rest of the home to blend it better.
